THE INSPECTION

A clearer picture,
from roof to foundation.

A residential inspection looks at accessible systems and components, helping you understand the home's condition and the areas that deserve attention.

01

Structure & exterior

Foundation, visible structural components, exterior, roof, and accessible attic areas.

02

Major home systems

Accessible heating, cooling, electrical, and plumbing systems and components.

03

Interior & appliances

Interior rooms, windows, doors, and built-in appliances within the inspection scope.

Inspections follow the applicable Texas Real Estate Commission Standards of Practice. The inspection agreement defines the scope and limitations.

WHAT TO EXPECT

Three steps to your inspection report.

  1. Tell us about the property

Share the address, approximate size, and your preferred inspection date. Scott will confirm service availability, scope, and pricing.

  2. Review your agreement

Know what is included before the inspection. The agreement outlines the inspection services and each party's responsibilities.

  3. Understand the findings

Receive a written inspection report documenting observed deficiencies. Review the report and contact Scott with questions about the findings.

BEFORE YOU BOOK

Before you book.

What does a home inspection cover?

It is a noninvasive, visual inspection of accessible systems and components. It covers the agreed scope under the applicable TREC Standards of Practice. It does not uncover every defect or predict future conditions.

How much will my inspection cost?

Contact Scott with the property address and approximate square footage for a quote. Pricing and availability are confirmed before booking.

Where does Benchmark inspect?

Benchmark is based in Abilene and serves Taylor County and surrounding communities within approximately 1–2 hours of Abilene. Send the property address to confirm travel availability.

Does an inspection include mold, radon, or sewer scope services?

No. Benchmark is not currently offering mold testing, radon testing, or sewer scope services. These are not included in a standard residential inspection.

Is an inspection a warranty?

No. An inspection describes observed conditions at the time of inspection. It is not a warranty or guarantee of the home or its systems. Please review the inspection agreement for the full terms.
